Questions we get asked
The questions that come up before the first call.
Do you replace our title company?
No. We coordinate with your title underwriter, survey firm and counsel rather than replacing them. Our role is to determine what has to be cleared, set the priority, and drive the parties through it to policy issuance.
What happens if you find something that kills the project?
Then you hear it from us before you hear it from a lender. We will tell you what the issue is, what it would take to cure, and whether it is worth curing. We would rather lose the follow-on work than let a project move forward on a bad read.
We have already run diligence. Why would we need you?
Diligence usually produces findings. It less often produces a ranked list with a cost, a schedule impact and an owner attached to each item. If your team already has that, you may not need us. If you have a report nobody can act on, that is the gap we fill.
